“Oliver” first sought ALRP’s help last year, when his landlord attempted to evict him from his rent-controlled apartment of 20 years—which would have given the landlord the ability to dramatically increase the rent. ALRP successfully defended Oliver in that case, securing a settlement agreement in the fall that allowed him to remain in his home.

But because Oliver’s sole source of income is Social Security, money is always tight, and his December rent check bounced due to a math error. Oliver’s landlord quickly renewed eviction proceedings.

Jeff Dulgar, Director of Housing and Litigation at ALRP, immediately began advocating for Oliver, but the landlord continued to refuse to accept Oliver’s replacement rent check, forcing the case to go to a hearing. There, as a result of Jeff’s advocacy, the judge denied the landlord’s eviction motion.

The settlement agreement reached last fall now remains in place, and Oliver is extremely relieved to have secure housing once again.

In 2024, ALRP’s eviction defense work kept 167 households from becoming homeless, a 91% success rate. This work saved San Francisco taxpayers $10.3 million in costs that would have been incurred if these individuals lost their homes.
